PROPERTY INVENTORY

You can see from the above quote that a well constructed inventory is an essential document when letting a property. With the introduction of the Tenancy Deposit Scheme and the presence of savvy tenants the days of an inventory being roughly written on a notepad have gone. The inventory is now a detailed report of the condition of the property and its contents and should be presented as such.

CERTIFICATES

EPC - Energy Performance Certificate

It has been a  legal requirement since October 2008 that landlords in England and Wales offering property for rent must provide prospective tenants with an Energy Performance Certificate for their property.  The certificates must be provided either when (or before) any written information about the property is provided to prospective tenants or a viewing is conducted. An EPC remains with the respective property and  is valid for 10 years. We can arrange an EPC survey  upon request via our in-house accredited assessor. We do of course supply EPCs for marketed sales and not solely for Landlords.

Gas Certificate

Under the Gas Safety (Installation and Use) Regulations 1998 all gas appliances and flues in rented accommodation must be checked for safety at least every 12 months by a Gas Safe registered engineer. They must be maintained in a safe condition at all times, records kept for at least 2 years, and a copy of the safety certificate given to each new tenant before their tenancy commences. We can arrange and instruct  a Gas Safe engineer to attend the property and perform the necessary checks to issue the certificate.
 

Electrical Certificate

At present with tenanted property there is currently no legal requirement for an electrical safety certificate, except in the case of HMOs; however, it is now widely accepted in the letting industry that the way to ensure safety and to avoid the risk of neglecting your 'duty of care', is to arrange an inspection and certificate. We can arrange for a qualified electrician  to undertake the survey and prepare the certificate.

 

MAINTENANCE

The importance of a well maintained and presented property can not be underestimated. Not only will it help in the marketing of a property but it will give the tenants incentive to keep the property in a good condition. During the tenancy a prompt response to any maintenance issues will not only appease the Tenant but can prevent any further damage to the property. We can offer a maintenance program at various stages of the tenancy for example at pre-tenancy the walls may need painting to freshen up the property; in mid-tenancy there may be a need to fix leaking taps; and end of tenancy may require appliances to be replaced or furnishings to be repaired. Our maintenance service includes all aspects of painting, decorating, tiling, plumbing, carpentry and electrical work. Whatever the problem, whenever the time we can implement a solution.

We also offer a garden maintenance service - an area which is often neglected by both landlord and tenant alike. We can bring the garden back to a good state before and after the tenancy or even maintain it during the tenancy.

 

CLEANING

We can offer three types of clean:

End of Tenancy Clean

Kitchen - all appliances and cupboards cleaned inside and out; floor and all surfaces washed and sanitized; taps descaled; woodwork cleaned; windows cleaned inside;

Bathrooms - floor and all surfaces washed and sanitized; cupboards cleaned inside and out; tiles, toilet, bath, shower and taps descaled; mirrors polished; chrome fixtures polished; woodwork cleaned; windows cleaned inside;

Living Areas - floor mopped if tiles or wood and vacuumed if carpet; cupboards and units cleaned inside and out; any mirrors polished; tables cleaned; woodwork cleaned; windows cleaned inside;

Hallways and Landings - floor mopped if tiles or wood and vacuumed if carpet; cupboards and units cleaned inside and out; any mirrors polished; woodwork cleaned; windows cleaned inside;

Bedrooms - floor mopped if tiles or wood and vacuumed if carpet; units and wardrobes cleaned inside and out; any mirrors polished; woodwork cleaned; windows cleaned inside;

Deep Clean

Our deep clean service includes the 'End of Tenancy' clean with the addition of a carpet and upholstery clean.

You can of course choose to have just the carpets cleaned. Please contact us and we can advise you on the best solution.

Rubbish Removal

We can remove any rubbish left from previous tenants.
