As we are a property services company we have the advantage, unlike most letting agents, of not only being specialists in lettings but also in the services that are required to successfully let and maintain a property, indeed we actually supply services to the agents. In addition we do not belong to any franchise or national group so therefore we can operate freely in any area; if you have a portfolio which stretches across different postcodes you will find that you may have to use different branches of the same agent due to their territory conditions, this will lead to obvious complications. We can manage all your properties effectively from our central hub office. We believe that we really can make letting a property, whether let only or managed, as stress free as possible. You will have no need to be making constant return journeys to the property to show prospective tenants or to let numerous tradesmen in - this will all be done by us. You can be involved in the process as much or as little as you wish - in fact many of our clients actually live abroad and have complete trust that we will always act in their best interests. Let Only

Our let only service involves the following benefits:

  • A rental valuation of your property.
  • Local and national marketing via online portals and newspapers and includes a "To Let Board" where appropriate.
  • Carrying out accompanied viewings with prospective tenants.
  • Vetting prospective tenants and (if required) guarantors in order to assess suitability.
  • Preparing a  tenancy agreement.
  • Informing the tenant of the service supplier's details (i.e. Gas, Electricity, Water rates and telephone Services, where applicable).
  • Advice on property presentation, maintenance issues and insurance i.e. rental guarantee, fire, contents, Landlords.

Let Only with Rent Collection

  • This service includes the 'let only' service but we collect the rent on your behalf. 
  • Our fully computerised system and online banking allow us to keep a close eye on rental payment. Any problems are easily identified and dealt with immediately.

Full Management

This is our inclusive service for Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by us. It includes:

  • The 'let only and rent collection service'.
  • Commissioning of required certificates.
  • Commissioning of the inventory.
  • Inspecting the property at agreed intervals.
  • Action against the Tenant in the event of rental arrears or any other breach of condition within the tenancy agreement.
  • Organising repair or maintenance, instructing a tradesman to attend the property, obtaining estimates where necessary, supervising works and settling accounts.
  • Carrying out a full property inspection and inventory check at the end of each tenancy and dealing with matters relating to unfair wear and tear before releasing the tenant's deposit.
  • Re-letting the property unless otherwise instructed by the landlord.
